  • Within 24 hours of arrival of arrival, unpaid fees will automatically be charged to the credit card on file. To pay cash or change the credit card, stop by the office upon arrival.

After Hours Arrival

  • Guests arriving after hours (up to 10 p.m.) must call the front desk at (804) 758-4349 prior to arrival. Arrivals after 10 p.m. (depending on site location) must dry-dock for the night. In the morning, we will escort dry docked guests to their site.

Reservations & Payment Policy

  • The rates displayed do not include any applicable service fees or charges for optional incidentals.
  • RV sites accommodate four guests (two adults and two children). A guest fee is added per day to the reservation rate for each additional guest over four.
  • By using a credit card for a deposit, guarantee, or payment, you agree to the following: If I used a credit card for a deposit, guarantee, or payment, I authorize MHC Property Management L.P. to charge any expenses incurred during my stay to that credit card or apply funds you have on deposit with MHC Property Management L.P. against what I owe.

Cancellation & Refund Policy

  • To cancel a reservation, contact the front desk (804) 758-4349. There may be a cancellation fee.
  • In the case of multiple sites booked, cancellation penalties apply to each site that is cancelled or changed.
  • We do not provide refunds for early departure, inclement weather or changing to a lesser priced vacation rental.
  • RV campsites: For stays 1 to 27 days, we allow full refunds for cancellations up to 2 days prior to your arrival date.
  • Rental accommodations: For stays 1 to 27 days, we allow full refunds for cancellations 7 days prior to your arrival date. For guests booking a stay in a rental accommodation located in California of 30 or fewer consecutive days, a full refund will be given for reservations cancelled within 24 hours of booking provided the reservation’s arrival date is at least 72 hours after the time of booking.
  • Long-term or seasonal stays: For stays 28 days to 184 days at an RV campsite or in a rental accommodation, if you cancel or change your reservation up to and including 45 days prior to your scheduled arrival date, we will issue a refund for the amounts paid by you. If you cancel your reservation and provide less than the required 45 days’ notice, you will forfeit your deposit amount. For guests booking a long-term or seasonal reservation in a rental accommodation in California (31 days to 184 days), if you cancel or change your reservation up to and including 45 days prior to your scheduled arrival date, we will issue a refund for the amounts paid by you. If you cancel your reservation and provide less than the required notice, you forfeit your deposit amount.
  • Annual stays: Due to the strong demand for our extended-stay reservations (lasting 185 days or more) and the limited site availability at many of our campgrounds and resorts, we recommend securing an extended-stay site by placing a site holding deposit. This deposit can be made at your convenience and consists of a $150 site holding fee, which is fully refundable under the following terms and conditions. Should an Agreement for Use of RV Site for your extended stay not be fully executed within seven (7) business days (excluding weekends and federal holidays) following our receipt of your $150 site holding deposit, or within any additional time needed between the parties to finalize the Agreement, then the site holding deposit ($150) is fully refundable to your original form of payment. Once we issue your refund, it may take an additional 7-10 days for your financial institution to make funds available in your account. Please contact us at (855) 336-8892 if you have not signed an Agreement for Use of RV Site or received a refund within that time frame. Please note that the $150 site holding deposit secures a site at your selected campground or resort, but does not secure a specific site. A manager or other employee working at that campground or resort should reach out to you after you make the $150 site holding deposit to discuss site location and the execution of an Agreement for Use of RV Site. In order to sign an Agreement for Use of RV Site allowing an extended stay at a campground or resort, you must meet residency requirements for seasonal or annual stays. If you become an annual guest pursuant to an executed Agreement for Use of RV Site, the $150 site holding deposit will then be applied to either the administrative fee (if applicable), or will be credited towards the annual site payment. Advertised rates do not include taxes and fees. Electricity is not included for stays of 30 days or longer. Usage of any seasonal or annual site may be limited to dates that the campground or resort is open. While, if you become a seasonal or annual guest pursuant to an Agreement for Use of RV Site, you may leave your RV on the site year-round, there are restrictions that limit the amount of time you may occupy your RV on the site that vary by campground and resort. Open dates and length of stay vary by campground and resort. Must be a current Thousand Trails member or purchase a Camping Pass membership in connection with seasonal or annual stays at Thousand Trails campground. Amenities vary by campground and resort. Pet Policy

  • Domestic feline and canine pets are welcome at the resorts. All other pets must be approved prior to arrival. Please clean up after all pets and keep them under your control.
  • Pets must be on a leash and always attended to.
  • Pets cannot be tied to any trees, fences, handrails, picnic tables or other structures around the resort.
  • Pets are not permitted inside any of our facilities, water parks, beaches, swimming areas, or select vacation rental cottages.
  • Rental Lodging Pet Policy: A maximum of two pets are welcome in our pet-friendly lodging and there is an additional $50 per pet cleaning fee. Service animals are not pets. The Company complies with the Americans with Disabilities Act (ADA) and state/local laws regarding service animals. Service animals may accompany a disabled person without any proof of disability or certification for the service animal. Guests traveling with a service animal will not be charged a pet fee. Charges may be incurred, however, should a service animal damage the rental.

Campground Services & Information Additional Charges

  • RV left on site (not hooked up) $10 per day
  • RV left on site with utilities $17 per day
  • Sewage dumping service (non-campers) $25

Visitors

  • A visitor is anyone who is not registered with the original party.
  • All visitors, additional family members and friends are required to register at the gatehouse or office upon arrival.
  • All fees are payable upon registration. We allow a maximum of eight persons and two cars per campsite including visitors.
  • We reserve the right to limit the number of persons occupying and/or visiting a site. Visitor fees are $6 per person per day for anyone above the age of 4 years.

RV Sites

  • A reservation guarantees a site but not a specific site location. However, we will attempt to accommodate site requests when possible. All reservations are for two adults (ages 18+) and two children (ages 17 & under). Up to eight persons and two cars including guests and visitors may occupy one campsite. Extra adults and/or children incur additional daily fees.
  • At Bethpage, boats and boat trailers must be parked in the Boat Launch area. Boats, jet skis, and trailers may not be parked on your site. Any other vehicles must be parked on your site or in overflow parking.
  • Upon departing the resort, we ask that you leave the site the way you found it.
  • Pick up any debris and/or trash and place in plastic bags for pick-up by our staff between the hours of 9 a.m. - 5 p.m.
  • Return picnic table and fire pits to their original location.
  • On Oyster Festival weekend, 30amp and 50amp power is available on a first-come-first-served basis at Bethpage Camp-Resort. Guests visiting this weekend are advised to bring power adapters, cable splitters and longer connection hoses.

Cottages

  • Pets are permitted in select vacation rental cottages. Please contact the front desk prior to arrival to confirm if your cottage is pet friendly (804) 758-4349.
  • Smoking is prohibited in all vacation rentals.
  • All rates plus tax are based on the following maximum occupancy of overnight guests: one bedroom (2 persons), two bedrooms (4 persons) and three bedroom (6 persons).
  • Riverbirch Cottages have community fire rings and grills. Evinrude, Hewick View and River Run Cottages have one fire ring and grill per cottage.
  • All three bedroom models include two bunk beds suitable for children in the third bedroom.
  • Please bring your own bed linens, towels, and pillows.
  • All cottages feature a one cup Keurig coffee maker.
  • Guests assume responsibility for the condition of the cottage upon departure. Cottages are to be left in the same condition as check-in. Damage fees may be assessed for broken or missing items.

Golf Carts

  • Golf carts must obey posted speed limit of 10MPH.
  • Gas golf carts are not permitted.
  • Golf cart passengers may not exceed the number of manufactured seats on the golf cart.
  • Music originating from a golf cart must be always kept at an unobtrusive volume. Vulgar/profane music is prohibited.
  • Flags are not permitted on golf carts at any time.
  • Golf carts may not be operated between the hours of 11 p.m. and 7 a.m. Golf cart traffic throughout the Camp-Resort during these hours is a nuisance and will not be tolerated.

Rental Golf Carts

  • Golf carts are prohibited from leaving the property.
  • Golf carts can be reserved at the time of site reservation or prior to check-in by calling (804) 758-4349. Rate starts at $70 plus sales tax per day. Rental pick up time is 4 p.m. and return time is 12 noon. Golf carts can only be rented to licensed adult drivers, 21 years or older. Guests operating a rental golf cart must be at least 18 years of age and have a valid driver’s license.
  • All golf cart rental reservations must be made by Registered Reservation Holder of file. Other restrictions may apply.

Privately Owned Golf Carts

  • Private golf carts must be the property of the site reservation holder. Additionally, guests must provide a declaration page showing proof of current $100,000 golf cart liability insurance, pay the daily fee of $15 plus tax in full at the time of registration or $150 for a seasonal pass.
  • All private golf cart operators must comply with resort guidelines including a lifted height maximum of 20" ground to floorboard and minimum operator age of 16 with a valid driver’s license (driver permit not valid). Music originating from golf carts must be kept at an unobtrusive volume at all times.
  • Whip antennas or extended post lights are not permitted on golf carts. Golf carts that have been significantly modified from original factory specifications will not be permitted, however after-market lighting is permitted if it does not blink, pattern flash or resemble emergency lighting.

Bicycles and Scooters

  • All bicycles in use after dusk must have a white light mounted on the front and a red light or red reflector mounted on the back. Scooters (electric or rider-powered), cooler tricycles, 3-wheelers, 4-wheelers, gas scooters, go-karts, hoverboards, and mini bikes are not permitted. Power wheels and similar low-speed children's items are permitted at the resort (these items are used at your own risk and we ask that you stay off the main roads at the park). Children under 13 years of age are not permitted to operate electric bicycles. All vehicles, including bicycles, must obey the posted speed limit of 10MPH.

Boats and Boat Ramp

  • Robinson Creek is a No Wake Zone.
  • Use of the boat ramp is included with paid overnight registration. Boats may be parked at the boat ramp for loading or unloading only. After launching, trailers must be parked in designated area if space permits. No boat, personal watercraft, jet skis, or similar vehicle is permitted to be parked on any campsite space.

Tents and Vans

  • Our permit does not allow us to accept ground tents or vans without water and electric hook-ups.
  • All RVs at the park must be RVIA certified. Conversions are not permitted.

Water Park Restriction

  • For the safety of our guests, a minimum height restriction of 48" applies for use of all waterslides. Water parks open on a varied schedule, please inquire at time of reservation. Children 12 and under must take and pass a swim test to use the water slide.
  • All minors under the age of 12 must be accompanied by an adult over the age of 18.

Fitness Center

  • Please adhere to the following guidelines for the safe and enjoyable use of our fitness facilities. These rules ensure everyone's safety and enjoyment, and we appreciate your cooperation.
  • Use facility and equipment at your own risk, ensuring equipment is used only for its intended purpose and avoiding leaning on it.
  • Keep hands and arms away from moving parts and consult a physician before starting any exercise program.
  • Refrain from consuming food or drinks (except water) and using glass containers, smoking, or vaping.
  • Children under 18 must be supervised by an adult, and proper fitness attire is required, excluding swimwear, boots, street shoes, sandals, or bare feet.
  • Promptly report any damaged equipment to management and refrain from its use.
  • Show respect and courtesy to others, returning equipment to its place and wiping down machines after use.
  • Refrain from exercising under the influence of alcohol or drugs and limit usage to 20 minutes per station when others are waiting.
  • Photography is prohibited, and personal items should be stored in lockers, which are for one-day use only.
  • Please use headphones for audio devices and do not remove equipment from the fitness center.
  • Resort-sanctioned events take precedence in room use.

Drones

  • Drones are not permitted at the resort.

Early Check In/Late Check Out Fees

  • A two-hour early check-in and/or two-hour late check-out may be available for an additional fee. If interested in either option, contact the management office in advance of your arrival to inquire about availability.
